This property is situated in the Village of Sag Harbor, in the Historic District, just a 10 minute walk (or 2 minute drive) from all the village shops and restaurants, or similarly from Haven's Beach. It's extremely rare to find a property that contains a main house, a large pool, a poolhouse, as well as spacious grounds all within the historic district of Sag Harbor and within walking distance to everything. Construction on the barn was just completed in July of 2005, and the resulting effect, especially at the rear, is that of a wonderful estate. There's not one spot in the entire home that has not been treated with great care and attention, and this will be noticeable immediately upon walking through the front door. Kitchen cabinets, which were custom designed, custom hand built, and hand stained, with oversized drawers, a large pull out pantry, and many other unique features. State of the art appliances including a 48" Viking stove with 2 ovens, 6 burners and a griddle, a 48" Subzero refrigerator, and a Bosch dishwasher, which we challenge you to find since it blends right in to the cabinetry, not to mention unique copper hardware, antiqued Venetian brass faucets, and special light fixtures. The soapstone countertops, more luxurious than granite, and tumbled slate tile backsplash finish off this area.

A breakfast room surrounded by three sides of windows and glass doors, which captures the natural light from breakfast all the way through to dinner, and you feel as if you're dining al fresco.

A double-height living room where the post-and-beam structure transcends its purpose and becomes a work-of-art, and a centerpiece of this one-of-a-kind room, not to be found anywhere else, with a balcony overlooking it from a second story perch above. All the windows and doors, and all the trim in the house have been hand stained and hand sealed, and together with the dark hardwood floors give a wonderful, rich look throughout.

Upon approaching the house you'll immediately see the great front porch, which spans the entire 66 foot front facade of the house, and then wraps around part of the east facade as well. This roofed in porch is a wonderful spot to sit and sip a drink and look out onto the street and its activities no matter what the weather brings. Custom designed and hand built rolling wood shutters on tracks add a special touch to the house and accentuate the barn effect.

A master bedroom suite with a great room, and an even greater bathroom, utilizing a unique slab of exotic wood for a countertop, hand made copper sinks from Mexico, Brazilian tile and special fittings, a jacuzzi bathtub, shower with with body jets, and a door that leads to a private terrace, overlooking the entire grounds. The third fireplace is located in the master bedroom, and unlike the 2 downstairs this one can be operated by remote control.

A poolhouse that is so charming, several visitors have said they'd be happy living in it alone! And what would a poolhouse be without an outdoor shower? Antique windows, doors, and columns were sought out giving this small building a more rustic patina to work as a dialogue with its parent structure of the barn, which it faces. A smaller cupola mimics the larger one of the main house and the two together seem like the bride and groom characters on top of a wedding cake. Delicious!

A secret grotto space in the southeast corner of the property is not immediately seen, but discovered gradually. It is a hidden arbor covered with grape vines, with a picnic table and benches below, a perfect spot for a summer meal, or for kids to escape to yet be on the premises and close at hand.

And a wonderful 20' x 40' pool, surrounded by bluestone slabs and a painted tile design sits as the centerpiece of the property. With such a large pool, poolhouse, grotto, front porch, rear deck, second story terrace, and the spaciousness of the property, there will be little reason to want to leave the barn once you've arrived. With such a variety of spots to bask in the sun or nap or read a book in the shade the barn can comfortably contain many people at one time and still offer tremendous privacy.
